Boundary surveys are recommended whenever a residential property is purchased. The lender or title company may or may not require it. It's also a good idea for protecting your legal interests and financial investments.
With more than a century of combined experience, we know how to conduct accurate and thorough boundary surveys on your behalf. We conduct extensive research to make sure the stated boundaries are correct.
Next, we take physical measurements to see if the in-use boundaries match what was recorded previously. We may even set stakes in the ground to make future surveys easier to do. Finally, we'll walk the property with you to go over our findings.
Part of our job is to develop preliminary plats, construction documents, and final platting documents for every property development. We are well-versed with the platting processes and development schedules for various jurisdictions in order to determine permitting schedules for our valued clients.
We’ll work with you to put together a list of tasks and documents as well as a process and schedule that are highly detailed. As specific tasks are finished – or delayed – the schedule will reflect that. You’ll be able to review the timelines to know where we are with your project at any time.
Once the access points, utility connections, public utility requirements, and extensions are set, we’ll create lot layouts, street designs, and utility routing for the preliminary development concept. These layouts are used when working with the jurisdiction to gather intel on design and permitting requirements. This plan is also helpful for developing preliminary construction budgets and costs.
Next, our surveyors lay out parcels for development. Additional steps at this stage include the generation of legal descriptions, determination of bearings and measurements, and preparation of plat drawings. We’ll coordinate locations for proposed utilities and access points for easements and point out issues with proposed properties. With your legal team, we’ll supply the platting documents to record the development with its jurisdiction.
To ensure your development drains properly and fits with the existing landscape, we craft the grading design and stormwater management. Three-dimensional site modeling defines cut and fill volumes and works with contractors to determine earthwork expenses and any potential design alternatives.
Our public improvement plans contain comprehensive construction documents for utility mains, streets, and grading improvements. A detailed breakdown of project quantities ensures the accuracy and comparability of any construction bids you receive.
On a new construction project or one that entails renovations to an existing structure, a plat of condominium survey is carried out to delineate the units, the horizontal and vertical ownership limits for each, and shared ownership areas within the property’s association.
